Contract Description:

General Services Administration (GSA) seeks to lease the following space:

State: Texas
City: San Antonio
Delineated Area: Located within the following delineated area, and within the 20th Congressional District.

North: Beginning at the intersection of I-10 and Camp Bullis Road and travelling west to Babcock Road, then northwest on Babcock Road to Kyle Seale Parkway, then southwest along Kyle Seale Parkway to Sonoma Parkway, then southwest along Sonoma Parkway to Hwy 1560, then west on Hwy 1560 to the intersection of Hwy 1560 and Bandera Road.

West: Beginning at the intersection of Hwy 1560 and Bandera Road, travelling west/southwest on Hwy 1560 to Galm Road, then northwest on Galm Road then southwest on Galm Road to Culebra Road, then west on Culebra to FM 471W, then southwest on FM 471W to Talley Road, the south and southeast on Talley Road to the intersection of Tally Road and Potranco Road.

South: Beginning at the intersection of Tally Road and Potranco Road, travelling east on Potranco Road to Culebra Road, then southeast on Culebra Road to the intersection of Culebra Road and N General McMullen Dr./St. Cloud Road.

East: Beginning at the intersection of Culebra Road and N General McMullen Dr./St. Cloud Road and travelling north on N General McMullen Dr./St. Cloud Road to Babcock Road, then east on Babcock Road /Fresno Drive to the intersection of Fresno Drive and San Pedro Avenue, then north on San Pedro Avenue to Basse Road, then east on Basse Road to Hwy 281, then north on 281 to I-410, then west on I-410 to Blanco Road, then south on Blanco to Jackson Keller Road, then northwest on Jackson Keller to I-410, then west on I-410 to Babcock Road, then northwest on Babcock Road to Huebner Road, then northeast on Huebner Road to I-10, then north on I-10 to DeZavala Road, east on DeZavala Road to NW Military Hwy 1535, north on NE Military Hwy 1535 to Loop 1604, then west on Loop 1604 to I-10, then north on I-10 to the intersection of I-10 and Camp Bullis Road.

Additional Requirements: The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Existing Federal or commercially leased building which meet the Government requirements are preferred.

Space located on the second story, or higher is preferred. In the event a 2nd or above space is not available in the market, the Government will accept first floor space under the following circumstances: The Government is sole tenant; all тАЬon-siteтАЭ required secured parking for official law enforcement vehicles is included; 20 foot setback from building to all sidewalks, access streets, parking lots, adjoining streets; a fence meeting the Government specifications is included at lessor/owner expense; and blast film is provided at owners expense if the Government determines blast film is required based on risk/vulnerability assessment of the property. The Government will also consider first floor space in a multi-tenant building if the other tenants are not retail and do not cater to heavy public use or heavy foot/vehicle traffic. Risk/vulnerability assessment of the property will be on a case by case basis. Contiguous space on a single floor or adjoining floors (including stacked space) is required. The Government shall have the right to relocate exterior penetrations for security concerns. For multi-tenant, multi-story buildings an elevator controlled by a card reader type system for the sole use of the Government shall be provided from the secure parking level with elevator exits to both the visitor entry and secure areas.

Secure on-site or adjacent parking is required either in the form of an enclosed garage with reserved spaces or an adjacent surface lot with direct access to a building entrance. Interior parking must have a 12тА▓ height clearance and exterior parking must be able to be secured with fencing and access control devices.

Government shall have the right to mount roof antennas. Agency cannot be collocated with Federal, State, or local Government Agencies, or private firms whose primary clientele are involved or have ties to criminal elements. Agency cannot be collocated with Agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, similar social service and welfare type programs, as well as private law firms representing drug offenders.

AgencyтАЩs building entrances/exits are not to be located 1000тА▓ minimum, line of sight, or within the vicinity of the following: Drug-Free Zones, schools, parks, day care centers, residential/hoteling, shopping centers, arenas, where drug activities are prevalent, and/or where easy surveillance of AgencyтАЩs facilities and activities is possible. Proximity of such operations will be carefully reviewed with AgencyтАЩs security guidelines and at the GovernmentтАЩs discretion, may be eliminated from consideration.
